Project Types
NEW CONSTRUCTION
Any project that is brand new. A project is considered new construction when no parts of an existing structure are present in the new design.
REMODELING
This is a project where a majority of the existing structure remains, and only small portions are modified. For example, opening up a doorway or removing a wall or two.
ADDITIONS
These usually go with remodels. They are when additional square footage is added to the existing structure.
SEISMIC RETROFIT
This type of project takes an existing structure and makes it more resilient to earthquakes. Ideally it is done with minimal changes to the existing structure as possible.
TENANT IMPROVEMENT
These are projects where the scope of work falls within the bounds of another building. For example, a new storefront in a mall.
Building Types
RESIDENTIAL
Homes, apartments, condos, townhomes. Usually smaller structures built primarily from wood in residential zoning.
COMMERCIAL
Structures in malls, or commercial products installed in structures.
INDUSTRIAL
Large warehouses
MIXED-USE
Buildings with retail space and residential space
ACCESSORY DWELLING
Small structures that are either additions or stand alone in the backyards of existing residential structures.
NON-BUILDING STRUCTURES
These include walk-in coolers and freezers, elevators, lifts or mechanical equipment.

STRUCTURAL OBSERVATION
A structural observation is where the engineer verifies the engineering work is being completed correctly and according to their drawings. The inspector will do the same thing, but is not nearly as familiar with the drawings as the engineer and can not make revisions.
INSPECTIONS
Working as a third party, the engineer reviews construction work and verifies it matches drawings produced by others.
CONSTRUCTION ADMIN.
This is when the engineer is available during the construction phase and helps the contractor or any other [professionals to work through issues.
PEER REVIEW
This is when the engineer reviews the work of another engineer to verify that they have designed their drawings correctly and completely.
